What is a home inspection?
A home inspection is a non-intrusive visual examination of the major components and systems of the house, including: exterior, structure, electrical, heating/air conditioning/ventilation, plumbing, insulation and the general interior. The goal is to provide the client with a better understanding of the property conditions, identifying significant visible deficiencies which may impact decisions related to the property (such as decision to purchase, or at what price to sell).
Inspections are conducted according to the Standards of Practice of the Canadian Association of Home and Property Inspectors. Reports are confidential to our clients. Various types of home inspections and their purposes are described under Services.
Do I need a home inspection?
We believe every home should be inspected prior to changing hands, to provide clarity regarding exactly what is being purchased / sold. Many buyers may think they know “enough” about homes to do without one, but there is no substitute for a qualified home inspector who knows what to look for, and who can explain the results in clear, balanced context, allowing you to take an informed decision with greater peace of mind. We highly recommend you do not skip this important step in your buying or selling process!
What does my report include and when will I receive it?
A detailed and comprehensive digital inspection report with photos (request a sample) will be compiled and sent to you typically same day, or within 24 hours of the inspection. The report describes the main systems and components of the home, including:
Exterior and roof
Structure
Electrical system
Heating & cooling system
Plumbing system
Insulation and ventilation
General interior
The report lists and categorizes all deficiencies noted during the inspection, their implications, and recommended course of action (with suggested timeframe) in each case. A summary page provides an easy-to-read snapshot of the inspection findings at a glance.
How long does an inspection take?
Typically, the home inspection process takes two to three hours depending on size, age, design and condition of the property.
How do you inspect high roofs and chimneys which are not accessible?
When safe to do so, it’s generally best to access a roof in person, to inspect the roof cover, chimney(s) and other features on the roof. In many cases though, high roofs may not allow safe access and / or full inspection. In these cases, we use a drone to provide high resolution imagery of the roof and any features such as chimneys, exhausts, flashings, plumbing stacks, skylights, and other items.
Do I need to be present for the inspection?
You do not need to be present for the inspection, although attendance is recommended, to best understand the property you’re considering buying or selling. If you cannot be present, we can discuss the inspection and report (sent same day or within 24 hours) by phone or video conferencing following the inspection.
Can I follow you around during the inspection?
Yes you can, as this is a valuable learning experience for most homebuyers / sellers.
What limitations are there to home inspections?
Inspections cover those parts of the property and related equipment that are easily accessible and/or visible. Major system components of the home are operated if safe to do so. The inspection is not intended as a guarantee or warranty, since: 1) the visit is brief, and issues / deficiencies may be intermittent and not identifiable during the visit; and 2) many parts of the home and major systems are not visible or accessible. Inspectors provide the client with an unbiased, professional opinion of the home based on what is visible at the time of the inspection.
